This is a quick post to make available to everyone a new gadget I discovered. If gives access to over 2 million foreclosure related listings accross the USA. This includes a half million Preforeclosures, 45,000 Sheriff sales, 500,000 foreclosures, 275,000 bankruptcies, 50,000 FSBOs, and 750,000 tax liens. The great thing about this little gadget is ... you can have the same thing on your site. And, for a small fee around forty bucks you can also post your listings for national exposure as well. Real Estate Video Tours: Just Get Out there and Roll!


News flash! Video has taken over the Web and has proven to be a powerfully effective way to stand out from the crowd. With the acceptance of Flash video format, DSL and cable access and inexpensive digital cameras, the age of Internet video has arrived for the "average Joe." Few agents realize the tool they have in the video camera they bought at Best Buy or Circuit City to take videos of little Johnnys birthday party.

Did you know 52 percent of all traffic on the Internet is now video related. According to a report in the New York Times, more than 70 percent of all Web visitors watch online video.

Which begs the question, why isn’t every real estate agent utilizing Web video to catapult to the top of the search engines? Video is a hot commodity as far as the search engines are concerned. It's the the most effective way to propel yourself to the top of the heap but it's still a well-kept secret. Why not post to the Web video tours of your listings, agent profiles, pre-listing presentations and testimonials of satisfied clients?

Real estate agents who are committed to staying on the cutting edge of their business know video is now the most powerful and effective weapon in a successful online marketing arsenal. And it is easier to get started than you may think.

Property is the perfect fit for a presentation with video. With a little bit of energy, an inexpensive camcorder, and some confidence in your ability to press the "record" button, you too can begin reaping the financial benefits of your own real estate videos.

Here's how it works: You record your video.You can do it as one long narrative, editing within the camera as you tape or you can edit the video using free software such as Microsoft Movie or iMovie on the Macintosh.

Of course, if you'd rather not tackle the time-consuming process of uploading your own videos, there are companies that will do the uploading for you for a small fee. Many also offer unlimited hosting, custom video players and online distribution to the Web video and podcasting sites. They can employ powerful hosting and distribution services to make sure you get the maximum exposure. YouTube, Google Video, and Metacafe are just some of the sites that real estate agents are now using to place their listings in front of potential customers.

It all depends on how much you want to spend and and how much you want to be involved in the process.

For example, one top national real estate video company AgentCasts has several video tour solutions available ranging from creating photo based video tours for around $150 to full blown video home tours starting at around $400. This is a bit more expensive than pointing and shooting your handheld camcorder and uuploading it up to YouTube. But if you don't have time for the technical time consuming end of it, these services are well worth the money. You will also find a lot of extras, such as professional narration, hosting of your own page, MLS links, and distribution to many of the most popular video and podcasting sites.

BUT VIDEO AND THE INTERNET INTIMIDATE ME:

Just get out there, turn on the camera and start rolling! Authenticity is a good thing. Too often agents get caught up in quest for perfection. Here is a list of video sharing sites where you can post your videos. Most are free. The list is not complete, but quite extensive. Remember to use relevant Keywords when you submit your videos. You will need to sign up for each site separately. But after the initial signup, you simply log-on and submit.
