Real Estate Video Tours: Just Get Out there and Roll!

News flash! Video has taken over the Web and has proven to be a powerfully effective way to stand out from the crowd. With the acceptance of Flash video format, DSL and cable access and inexpensive digital cameras, the age of Internet video has arrived for the "average Joe." Few agents realize the tool they have in the video camera they bought at Best Buy or Circuit City to take videos of little Johnnys birthday party.
Did you know 52 percent of all traffic on the Internet is now video related. According to a report in the New York Times, more than 70 percent of all Web visitors watch online video.

Which begs the question, why isn’t every real estate agent utilizing Web video to catapult to the top of the search engines? Video is a hot commodity as far as the search engines are concerned. It's the the most effective way to propel yourself to the top of the heap but it's still a well-kept secret. Why not post to the Web video tours of your listings, agent profiles, pre-listing presentations and testimonials of satisfied clients?
Real estate agents who are committed to staying on the cutting edge of their business know video is now the most powerful and effective weapon in a successful online marketing arsenal. And it is easier to get started than you may think.
Property is the perfect fit for a presentation with video. With a little bit of energy, an inexpensive camcorder, and some confidence in your ability to press the "record" button, you too can begin reaping the financial benefits of your own real estate videos.
Next step: Decide what you want your key words to be. For example, the name of the town, corner lot, pool, water front, granite counters, 3-car garage. Basically, choose the key words that will interest your target audience, just as you would for any other type of Internet listing.
You submit these key words, along with your video, to each of your chosen sites. Each site contains a form for you to fill out along with instructions on how to upload the video from your hard drive and put it on their website.
Of course, if you'd rather not tackle the time-consuming process of uploading your own videos, there are companies that will do the uploading for you for a small fee. Many also offer unlimited hosting, custom video players and online distribution to the Web video and podcasting sites. They can employ powerful hosting and distribution services to make sure you get the maximum exposure. YouTube, Google Video, and Metacafe are just some of the sites that real estate agents are now using to place their listings in front of potential customers.
It all depends on how much you want to spend and and how much you want to be involved in the process.
For example, one top national real estate video company AgentCasts has several video tour solutions available ranging from creating photo based video tours for around $150 to full blown video home tours starting at around $400. This is a bit more expensive than pointing and shooting your handheld camcorder and uuploading it up to YouTube. But if you don't have time for the technical time consuming end of it, these services are well worth the money. You will also find a lot of extras, such as professional narration, hosting of your own page, MLS links, and distribution to many of the most popular video and podcasting sites.
BUT VIDEO AND THE INTERNET INTIMIDATE ME:
Have you ever taken a home movie? If so, you can produce a real estate video. Don't worry that Steven Spielberg wouldn't approve.
Just get out there, turn on the camera and start rolling! Authenticity is a good thing. Too often agents get caught up in quest for perfection. Don’t worry about your hair, your voice or your narration skills. Just point the camera and talk, just as you would if you were showing someone a house. Let your personality shine through. Authenticity is key to earning a potential customer's trust. You can elevate your professional profile, distinguish youself from your competitors, build a local presence and exponentially expand your potential online - just by being yourself.
Still camera shy? Don't know the first thing about editing or uploading? Then you can hire professionals to do any aspect of the production for you. They can add audio narrations, graphics, music and do the editing. Basically, anything you want them to do.
This is a more expensive approach, but especially for the high-end properties, it's money well spent.
THE POSSIBILITIES ARE ENDLESS:
AGENT PROFILE:
Videos about your individual properties don't have to be the only valuable tool in your marketing arsenal.
You can use videos to introduce to create an "agent profile" which is a great way to connect with potential customers on a personal level. You can talk about your successes, your standing in the community and your knowledge of the local market.
A professional videographer can videotape your personal branding message on-location and turn it into an effective video marketing tool for promoting your business online.
PRE-LISTING:
Your pre-listing or listing presentation can be put on video and distributed through the Internet just like an infomercial. The entire presentation can be recorded just as if you're in the room giving it yourself. This way, people get a sense of who you are and can decide if they want to work with you. Once they make an appointment with you, you can consider the deal closed.
CUSTOMER TESTIMONIALS:
Video testimonials are a must-have for your real estate marketing toolbox. You can record your satisfied clients immediately after the closing and document their comments about doing business with you.
NEIGHBORHOOD PROFILE:
Location, location, location. A video presentation showcasing your target neighborhoods can include tours of shopping areas, schools, parks, beautiful scenery, surrounding homes and traffic patterns.
These are just a few of the ways you can put Internet video to work for you in real estate marketing. There are many other ways that are only limited to your imagination.
After your first sale attributed to video, you’ll be certain to make it a major part of your standard listing process.

Why Every Real Estate Agent Should Use Video Property Tours To Market Their Listings Online
The rise of Internet Video has opened up incredible opportunities for real estate sellers who want to market both their business and their property listings on the web. Since real estate is primarily a visual medium, it makes a lot of sense to take advantage of these new tools by showcasing your listings with video online. In fact, as a real estate seller you've probably heard this already somewhere within your immediate circle of influence. In this short piece we're going to explore why there's 'so much buzz' right now about video and podcasts inside the real estate industry, and also help explain how you can begin taking advantage of these new tools right away in order to start reaping the many rewards for your business.
Since over eighty percent of consumers looking for a property start their search on the Internet, using video podcasts enables you to offer your potential clients a compelling visual display of your property listings while also allowing them to find and identify your business across the web, wherever your videos are posted. In the heavily-populated realm of online real estate, this serves as a huge advantage to agents and sellers who are looking to "rise above the noise" online.
Today's real estate consumers want an experience, and they want it on the internet. In fact, over 80% of all home buyers begin their search on the web. By using video podcasts for your property listings, you can give your potential customers a better view of their new potential property or community while at the same time making you and your business much more marketable on the web. Experts predict that the number of online video-based home tours will multiply dramatically over the next couple of years due to several factors, including competition for listings and increasingly affordable and easy to use tools for real estate sellers looking to market their properties on the web.
For real estate agents, video podcasting takes the concept of a virtual tour to the "Web 2.0 level" by adding the power of broadcasting and RSS syndication to your listings. RSS stands for 'Really Simple Syndication', and it allows your viewers to 'subscribe' to your podcast channel so that they can receive your new podcast listings or updates as soon as they're created. This means that your potential clients do not have to go specifically to your web page to find and view your properties, as they can now find you all over the web and even receive your new video property listings however they prefer. The RSS feeds that accompany your media files will allow your viewers to subscribe to your videos for free, enabling them to receive your new video tours in their web browsers, cell phones, iPods and other mobile devices automatically.
For this reason, it's important to distribute your video content to the full range of internet destination sites which are aligned with the podcasting and web video mediums. A thorough distribution strategy greatly improves you own website's organic and direct referral Web traffic from search engines, and bett.
Speaking of search engines, Google recently announced that they are now including video clips in their organic search results, so a location in their top 10 just became a whole lot more valuable - and in many respects much more achievable. Yes - this IS a big deal! So who's going to claim these results? The agents and sellers who leverage video listings early...and also leverage them properly. Since professional podcasting services can help ensure that your video listings are correctly formatted and distributed to all of the best online podcast & video destinations, using such a service can help you attract amazing results in terms of your search engine visibility as soon as you begin broadcasting your video property listings across the internet.
If any of this sounds at all complicated, confusing, or time-consuming - it doesn't have to be! You can simply use a professional real estate podcasting service to handle all of the underlying technologies for you. This will help ensure that your video property listings get onto the web and out to your audience and potential customers without wasting your valuable time, costing you a lot of money or causing you to reinvent the wheel. As a real estate agent, we all know that you are likely very busy. If you fall into this category, then employing full-spectrum real estate podcasting service may just be the perfect solution right now for igniting your real estate business online!

Real Estate Marketing - How To Use Internet Video
One of the most useful real estate marketing tools that has been developed is internet video. At the same time, hardly anyone is using it. But making use of internet video is an absolute necessity if you want to put your real estate marketing into high gear.
What exactly is internet video? Internet video is the ability you now have to out video on the internet for all to see. This is the equivalent of having your own TV station. And it doesn't cost anything. You can place a video on the internet for anything that you would like to show someone in person, without them having to be there.
Many people are placing videos on the internet but aren't using it to promote their business. You may have seen people just placing funny videos that have no real purpose on the internet, but don't under estimate the power you have here. You can use internet video in your real estate marketing in several different ways. Let's just look at a few...
Video tours of houses are going to take the place of virtual tours. You can take advantage of this now. Wouldn't you like to send a video of a house you have listed to an interested party through email? They can drive up and see the cub appeal. Walk across the front lawn, open the front door and walk through the entire house without leaving home.
Or how about your pre-listing or listing presentation. It can be put on video and distributed through the internet just like an infomercial. The entire presentation can be recorded just as if your are there giving it yourself. In this way, people can get a good sense of who you are and if they want to work with you. Once they make an appointment with you, you can consider the deal closed.
Video testimonials are another great tool to have in your real estate marketing toolbox. You can record your happy clients right after the closing of the home they just bought or sold and capture the satisfaction they have from doing business with you.
These are just a few of the ways you can put internet video to work for you in real estate marketing. There are many other ways that are only limited to your imagination.
